As indicated on our “headline” header above, according to our HOA Bylaws our SMMHOA’s mission is solely focused on Maintaining our Water System & Equipment---Maintaining Access roads in our Subdivision--Levying and Collecting Dues and other assessments.
WELCOME NEW SMMHOA BOARD MEMBERS
We take this opportunity to warmly welcome our recently elected BOARD MEMBER: Oliver Harris (replacing Larry Fichtorne) who recently completed the 2hr online 2019 board member training session required during our 2 yr board commitment! We also acknowledge with gratitude HOA Board members’ on-going service: Angie, secretary and Anne H, treasurer.
EARLY-BIRD SPECIAL RATE DUES DEADLINE : $800 by JUNE 30th
Last year’s incentive proved to be a huge success! Once again, 85% of our community participated and benefited from this reduced rate incentive. Less “shut off” notices, less late notices, less time & effort from both our treasurer and paid bookkeeper enables us to pass the savings onto you! Annual rate is still @ a low $860 or you may pay $215 quarterly.
REMINDER: See your 2020 Dues Invoice; Pay reduced rate of $800 by June 30th.
Annual SMMHOA General Mtg, 08/01/2020 begins 10am !!!
PLEASE NOTE: Depending on current large gathering County health guidelines /restrictions The SMMHOA Annual Mtg may be held as a Virtual Mtg via Cisco “WebEx” this year. If so, we will keep you posted and notified via Our Website and email or phone contact.
If permissible, we will be meeting at 10am as a community of SMMutual HomeOwners in person; it will be held at our usual location, the pump-house area (Caz Hwy); with social distancing & mask wearing. The Agenda will feature: 1. Water Report by our Contractor Fred Luna (team), and update us on the possible Water Capital Improvement goals in 2020/21; 2. Road Report status and repair/maintenance plans (Kevin Cassidy); 3. Financial Report; by our treasurer (Anne Hutte) and new bookkeeper/auditor (Cassie Wiedmann of Cazadero);
4. Community Concerns presented by & to the members (See Website for Annual Mtg Agenda, 2020).
PLEASE NOTE: Due to present food service health guidelines/restrictions, The Annual BBQ/Picnic WILL be cancelled for this summer. If permitted by the County, we look forward to our opportunity to meet new community members, and enjoy familiar friends & neighbors, while practicing social distancing and wearing masks.

Thanks to your valuable efforts & labor, we did not need to hire help for 2019’s Volunteer Day...yay!! A special “Thank You” to KEVIN CASSIDY and all those who participated at 2019 Annual Volunteer Day! We could not adequately maintain our mountain roads and community without your greatly appreciated help. Special “Thanks!” to Mike Kemp for hosting the Work Day Luncheons in both 2017- 2019! We will begin 2020 Volunteer Work Party Day Aug.08th @ 10am with coffee and snacks outside of Denise Owen’s house while planning our work teams and tasks with social distancing & mask wearing. The ROAD REPAIR DAY is being coordinated by Kevin Cassidy and Mike Kemp... thank you so much guys!!
For the volunteer work crews, we need:
Pickup trucks for distribution of asphalt bags (and tampers, etc.) on 08/08/20
and 2-3 teams of 3-4 volunteers for road maintenance: please bring tampers, etc.
Two teams of 2-3 for brush clearance fire prevention: please bring tools/clippers,etc.!
Depending on food service health guidelines/restrictions, Angie and Anne have graciously offered to take your sandwich “Take-Out” order for the luncheon at Mike and Moe’s ...Thanks so much!! Click here Volunteer Day 2020 is meant to be an ALL COMMUNITY EFFORT / EVENT

Remember: USE EXTREME CAUTION, WE LIVE IN A HIGH FIRE AREA !!! Given the yearly fire threat, NO OPEN FIRES after April 30th, and follow important safety measures involved with fireplace/BBQ ashes with extreme caution. Be sure to place ashes in a metal container, wet the ashes, allow them to cool for several days, and wet them againbefore disposing of them. Please click here for more escaping embers prevention! 10 Tips for Burning Firewood Responsibly: The particulate-filled visual smoke emerging from house chimneys means the homes' residents are NOT burning their fires HOT enough; to be more effective & efficient, add fuel or air or both !! (click link)
