NOTICE to ALL HOA MEMBERS :
Annual Dues New Rate: $1085
Early-Bird Discount rate $1000 Due Date, by June 30th
New rates and payment plan to be approved @ Annual Mtg, July 31st (see below)
EARLY-BIRD SPECIAL RATE DUES DEADLINE : $1000 by JUNE 30th
On April 10, 2021 Board Approved Annual Dues increase recommendation of minimum of $225 to total $1085 (or $1000 if pd by June 30th) per year due to critical deficit of funds, and for long delayed mandatory Capital Improvements (to be compliant with State Water Board Regulations and bylaws); we offer a monthly installment plan w/o penalty, if paid in full by 07.01.22 New 2021 rate and payment plan to be approved July 31st; Annual Mtg. Once again, 85% of our community participated and benefited from this reduced rate incentive. Less “shut off” notices, less late fee notices, less time & effort from both our treasurer and paid bookkeeper enables us to pass the savings onto you! Annual rate 2021 @ a low $1085 or you may pay $92.00 monthly rate. For comparison, view Neighboring HOA dues @ $1404/yr.

WELCOME NEW SMMHOA Members and BOARD Members
We warmly welcome new homeowners: AliSun & Tyler Suchman, 3 Sunbeam Drive. We also acknowledge with gratitude retired HOA board members Larry Fichtorne (2019) and Denise Owen (2019); Acknowledge Secretary, Angie Morgan (retired 10/2020); while acknowledging current HOA Board members’ on-going service: Anne Hatt, treasurer.
PLEASE NOTE: We will be meeting at 11am as a community of SMMutual HomeOwners in person; it will be held at our usual location, the pump-house area (Caz Hwy); with social distancing & mask wearing , if county guidelines mandate or you prefer. Or, depending on current large gathering County health guidelines /restrictions, The SMMHOA Annual Mtg may be held as a Virtual Mtg via “ZOOM” again this year. If so, we will keep you posted and notified via Our Website and email or phone. REGISTER NOW !

1. Water Report by our Contractor Fred Luna (team), and update on the possible Water Capital Improvement goals in 2021/22; approve 5% annual Dues increase; 2. Road Report status and repair/maintenance plans (Kevin Cassidy/Mike Kemp); 3. Financial Report; by our treasurer (Anne Hatt) and new bookkeeper/auditor (Cassie Wiedmann, Cazzie of Cazadero); 4. Community Concerns presented by & to the members are sent through Joy Lovinger email: joibles68@gmail.com). 5. Solicit nominations and vote for Secretary.
Reminder: Board quarterly pre-mtg will take place prior to the Annual Mtg: 10:30am
2021 Lottery Winner: maybe the Lucky Number will be yours! Homeowner must be present.
Volunteer Day: “Help Keep Our Dues Low”, 08/07/2021, 10am-2pm
Despite pandemic challenges, and thanks to your valuable efforts & labor, we did not need to hire help for 2020’s Road Work Day...yay!! A special “Thank You” to KEVIN CASSIDY and all those who participated at 2020 Annual Volunteer Day! We could not adequately maintain our mountain roads and community without your greatly appreciated help. Special “Thanks!” to Angie and Chad, and Denise for hosting the Work Day Luncheon in 2020!
We will begin Volunteer Work Party Day Aug.07th @ 10am with coffee and snacks outside of Denise Owen’s house while planning our work teams and tasks. The ROAD REPAIR DAY is being coordinated by Kevin Cassidy and Mike Kemp... thanks so much, guys!!
For the volunteer work crews, we need:
Pickup trucks for distribution of asphalt bags (and tampers, etc.) on 08/07/21
and 2-3 teams of 3-4 volunteers for road maintenance: please bring tampers, etc.
Two teams of 2-3 for brush clearance fire prevention: please bring tools/clippers!
Depending on food service health guidelines/restrictions, you may offer to bring a covered dish or make a donation. We'll gather at Mike & Moe's place around 2pm. Angie and Gloria have graciously offered to coordinate the luncheon with Mike and Moe ...Thanks so much!! Click to REGISTER

NEWS & NOTES
Remember: USE EXTREME CAUTION, WE LIVE IN A HIGH FIRE AREA !!! Given the yearly fire threat, NO OPEN FIRES after April 30th, and follow important safety measures involved with fireplace/BBQ ashes with extreme caution. Be sure to place ashes in a metal container, wet the ashes, allow them to cool for several days, and wet them againbefore disposing of them (seeescaping embers fire prevention & “Spare the Air”).
